Energy efficiency classes of new buildings: how to assess and choose a high-quality apartment?
Energy efficiency in modern conditions has become one of the most important criteria along with safety and comfort when choosing real estate. The experts of the blago developer analytical center will explain how to assess the energy efficiency of the building, and what is the energy efficiency class. Let us mention first that Ukraine ratified the the European Energy Community Treaty and thus undertook to implement the Directives of the European Economic Union on energy, energy conservation and renewable energy resources in 2010. One such EU guidance document, namely Directive 2010/31/EU on the energy performance of buildings (EPBD), defines energy saving indicators for buildings. The current legislation of Ukraine stipulates that the estimated or actual specific heat consumption for heating the houses must be less than the maximum permitted value of specific heat consumption for heating the house during the heating period. At the same time, the indicators of the normative maximum heat consumption of residential and public buildings (Emax) are provided by the State Construction Standards (DBN) B.2.6-31: 2006 with changes as of 1.07.2013, while the estimated or actual specific heat consumption for heating buildings is set based on the results of experimental tests, mathematical models of the thermal regime of the house, as well as the results of calculations. Based on the difference in the percentage of the estimated or actual value of specific heat consumption, the energy efficiency classes of the house are set with regard to the maximum permittable value. Current building codes and European standards distinguish six classes of energy efficiency of the house: A, B, C, D, E, and F, where F is the worst class of energy efficiency, and A is the best one. Thus, for houses of energy efficiency class A, the difference in the percentage of the estimated or actual value of specific heat consumption from the maximum permittable value (Emax) is minus 50 or less, for class B – from minus 49 to minus 10, for class C – from minus 9 to 0, for class D – from 1 to 25, for class E – from 26 to 75, and for class F – 76 and more. It is worth noting that blago developer cares about creating the most comfortable living conditions for residents and designs only modern, energy-efficient residential complexes.
